Administration Office Building Design & Build Bid

West Iron County Schools is seeking a design and build bid for either a new stand alone or an attached Administration Building on the northwest area of our campus. This would be a one story ~3,300 square foot building.

We are seeking design to build bids for this turnkey project.

Project Scope: Scope of work for the project includes, but not limited to, the construction of a new 3,300 SF Administrative Building. Work includes site preparation, masonry, concrete, structural framing, roof system, exterior windows/doors, interior doors, door hardware, casework, flooring, ceiling system, window shades, secure entrance, insulation, gypsum board, painting, and mechanical, electrical (including networking), & plumbing.

  1. Square footage costs for the new building. ($___/sq. ft.)
    1. Desired design includes;
      1. Slab foundation (the stand alone project would require a radon mitigation system), in-floor heat, with polished concrete floors throughout except in the superintendent's office and conference room (carpet.)
      2. Exterior to be maintenance free material(s).
      3. Interior to include a secure entrance into a reception area & storage/supply closet, 4 offices, 2 restrooms, a conference room, kitchenette area, work room with file cabinet storage, mechanical/electrical/custodial closet.. This building is to include air conditioning and a fresh air exchange system.
  2. Your company’s architectural/engineering/design fee (__%), if applicable.
  3. Timeframe - an estimate of start date and completion of the project.
  4. Additional information;
    1. General funds project, so no bond proposal involved.
    2. Davis-Beacon prevailing federal wage requirements will NOT be required.
    3. Site survey available upon request.
    4. Contractors are to clarify in their bid proposal if any discrepancy in the project schedule foreseen from their perspective.

Design and build must meet all State of Michigan building and energy codes requirements, and obtain all necessary permits involved in the project.

The District will host a preliminary bid meeting on Monday, March 6 at 1:00 (CST) in Room 8 of the Middle/High School to discuss any specifics and tour the build site.

Sealed bids shall be sent to Admin Building West Iron County Schools, 601 Nick Baumgartner Way, Iron River, MI 49935 until 2:00 pm (CST) Thursday, March 16, 2023. At that time, bids will be publicly opened. Bids received after the date and time specified will be returned to the bidder, unopened.

Bids will be opened at the due date/time Thursday, March 16, 2023 at 2:00 pm (CST) in the Administration Office at the beginning of the Building & Grounds Committee meeting. The Committee plans to make a recommendation to hire a general contractor to the Board at the Board meeting on March 21, 2023.
